Should I relist my expired listing immediately?
Not automatically. The right timing depends on your goals, the market, and whether the changes needed for a stronger relaunch can be completed first. Relisting the same home, at the same price, with the same photos usually produces the same result.
Do I have to lower the price?
Not every expired listing requires the same solution. Price must be evaluated alongside condition, competition, presentation, exposure, and the current market — not in isolation. Sometimes a stronger marketing plan changes the outcome without a price reduction.
Can the previous listing hurt my next launch?
Not in a way a fresh approach cannot overcome. I have sold numerous homes that previously expired, and a new presentation is usually what changes the outcome — updated photography, a repositioned price, and broader exposure that reaches an entirely new set of buyers who never saw the home the first time.
