Community Overview
Fairfield Township is a township in Butler County, about 20 miles north of downtown Cincinnati. The township reports approximately 23,000 residents, roughly 17.7 square miles of land and more than 80 miles of public roads. It was established in 1803 and describes itself as having moved from a predominantly agricultural community to an urban township.
It is bordered by the City of Hamilton to the west, the City of Fairfield to the south, St. Clair Township to the north and Liberty Township to the east. It operates as a limited home rule township, with its own administration, fiscal office, zoning, fire, police and public works departments based at 6032 Morris Road.
Fairfield Township and the City of Fairfield are not the same place. Until 1954 they were one township; that year the southern portion voted to incorporate as a city and the northern portion voted to remain a township. A southernmost strip also stayed township, running from East River Road to the Hamilton County line.

Residential Real Estate
The township describes its housing as ranging from small starter homes to high-end homes, in both newer neighborhoods and older ones.
Because the township wraps around the City of Fairfield and shares ZIP code 45011 with Hamilton, a mailing address does not tell you which jurisdiction a property sits in. The same street can carry a Hamilton or Fairfield postal city and still be governed by Fairfield Township, with township police, fire and zoning rather than a city’s.
That matters before you write an offer. Jurisdiction determines which government issues permits, which zoning code applies to an addition or a home business, and which taxing district the parcel sits in. All three are confirmed at the parcel level with the Butler County Auditor and the township, not from the listing.
I do not publish a township-wide median sale price. Too few homes close inside one township in a month for a median to describe any particular house — one cluster of sales moves it six figures. For a specific address I will pull the recent comparable sales, the current active competition and the absorption rate for that price band instead.
Education
School district boundaries in Butler County do not follow township, city or ZIP code lines. Confirm the assigned district and school for the exact address with the district before you write an offer.
Butler Tech, which provides career-technical education for high school students and adults, has its Fairfield Township campus at 3605 Hamilton Middletown Road.
I do not rank school districts. That is a fair housing obligation, and what fits one family does not fit the next. Ohio School Report Cards publishes the state’s own data for every district and school, and district boundaries and individual building assignments can change — so verify the current assignment for a specific property directly with the applicable district.

Regional Access
State Route 4 and State Route 129 carry traffic through the township and connect it to Interstates 75, 275, 71 and 74. Air travel is served by Butler County Regional Airport, Cincinnati/Northern Kentucky International Airport and Dayton International Airport.
Travel time varies by the property’s location within the township, traffic conditions and route. Evaluate access from each specific home rather than from the township as a whole.

Buyer Guidance
Fairfield Township shares a name, a border and a ZIP code with neighbours that are separate jurisdictions, so property-specific verification matters more here than in most communities.

Online listings are only part of the home-search process. I can help you confirm jurisdiction and school assignment, compare properties, and pull the recent comparable sales for the address you are considering.
Common Questions
No. They were one township until 1954, when the southern portion voted to incorporate as the City of Fairfield and the northern portion voted to remain a township. They are separate jurisdictions today, with separate governments and separate services.
