Homes Sell 365 Days a Year in Greater Cincinnati, Even in Fall and Winter

Greater Cincinnati, Ohio • Homes Sell in Fall and Winter • Every Month of the Year

The Short Answer

Yes. Homes sell in fall and winter in Greater Cincinnati, and in every other month. In 2025, 18,236 homes sold across Butler, Clermont, Clinton, Hamilton and Warren counties, according to the REALTOR® Alliance of Greater Cincinnati — an average of about 50 a day, 365 days a year.

One of the questions I get this time of year is, “Are homes still selling?” Yes, absolutely. We sell houses every day of the year.

How do homes sell in fall and winter compared with spring and summer?

The slowest month shown is January 2026, with 927 closed sales — about 30 a day. The busiest is June 2026, with 1,949 — about 65 a day. December 2025 closed 1,478 sales, up 11.5% from December 2024.

Fall

September 2025: 1,556 sold, median 10 days on market, 2,222 new listings. October 2025: 1,578 sold, median 10 days, 2,390 new listings. November 2025: 1,262 sold, median 12 days, 1,591 new listings. These three releases covered Butler, Clermont, Hamilton and Warren counties, without Clinton.

Winter

December 2025: 1,478 sold, median 26 days on market, 1,089 new listings. January 2026: 927 sold, median 15 days, 1,650 new listings, 2,710 active listings.

Spring

April 2026: 1,607 sold, median 5 days on market, 2,624 new listings. May 2026: 1,855 sold, median 5 days, 2,674 new listings, 3,003 active listings.

Summer

June 2026: 1,949 sold, median 6 days on market, 2,589 new listings, 2,964 active listings. August 2026: 1,741 sold, median 10 days.

Two things stand out in the winter numbers. Fewer new listings came on the market, and the median home took longer to sell. Active listings, the homes for sale at a given moment, were closer across the seasons than closed sales were.

Why do homes sell in fall and winter, and every other season?

After years of helping clients buy and sell here, I see the same seasonal rhythm every year.

  • Winter — historically, there is less competition from other sellers. The Alliance numbers above show it: 1,089 new listings in December 2025 and 1,650 in January 2026, compared with 2,674 in May 2026.
  • Spring — this is when we see the influx of inventory, as many homeowners list so they can move during the summer break from school. New listings rose to 2,624 in April and 2,674 in May 2026.
  • Fall — many buyers are trying to get into a new home before the holidays, and others come out when life slows down a bit and they finally have time to look.
  • Any time of year — life changes don’t follow a calendar: a job relocation with a start date, needing more room, right-sizing, an estate that needs to be settled, or a lease that is ending.

For a seller, that means the decision usually comes down to your own timeline and your price range, not the month. My post Winter Listing Myths That Cost Sellers Time and Money covers the winter side of this in more detail, and my post on timing a home purchase in Cincinnati looks at it from the buyer’s side.

What sells a home in any season?

A well-priced home moves any time of the year. In my experience, it comes down to three things: price, location and condition. Location is fixed, so price and condition are where a seller has control, in December as much as in May.

If you need help preparing for the market, my Ready to List guide walks through it step by step.

What these regional numbers cannot tell you

These figures describe five counties, every price range and many property types. They show that homes sell every month, but they cannot tell you what your home will sell for or how long it will take in December or in June.

Real estate is hyper-local. A condo in Blue Ash, a single-family home in West Chester or Liberty Township and an estate property in Indian Hill can move on very different timelines in the same month. The narrower analysis is recent comparable sales, the active competition in your price range, how quickly that segment is selling, and your home’s condition and terms.
